Do I need letters of testamentary before I list the home?
In New Jersey, typically yes. The executor needs court-issued letters before they can sign a listing agreement. I can start the conversation, walk the property, and prepare the valuation while your attorney works on the filing.
Can the home be sold as-is?
Yes. Many probate properties sell as-is, especially to investors or buyers willing to take on cosmetic or repair work. I help you weigh as-is pricing against targeted improvements that may raise the final sale price.
How long does a probate sale take?
Most probate sales in Somerset County close within 90 to 150 days once the executor has letters and the property is listed. Court timelines, title issues, and property condition can stretch that window.
What if heirs disagree about selling?
It happens. I work with the executor as my client and communicate openly with heirs when the executor requests it. Your attorney handles disputes among beneficiaries; I keep the property moving.
Do I need an estate attorney before I contact you?
Not always. Some executors reach out to me first and I refer them to probate attorneys I trust in Central NJ. Others come in with an attorney already engaged. Either path works.
What does this cost the estate up front?
Nothing from me. My compensation is a commission paid at closing from the sale proceeds, detailed in the listing agreement. Any property preparation costs (cleanout, repairs) are discussed up front and approved by the executor.
